比特币上涨迪拜房价暴跌:较2月高点回撤超18%,战争冲击全球资产配置

3月10日消息,自伊朗战争爆发以来,比特币(BTC)价格持续反弹,而迪拜房地产市场却遭遇大幅下跌。迪拜金融市场(DFM)房地产指数周一收于13,353点,较2月27日的16,306点下跌18.1%,几乎抹去了年初以来的所有涨幅。相比之下,比特币自战争爆发时的65,492美元起,一度回落至63,000美元后迅速反弹至69,000美元,累计上涨约5.4%。

此次冲击源于伊朗向迪拜机场、豪华酒店和民用区域发射导弹,导致阿联酋监管机构关闭证券交易所两天,以防止恐慌性抛售。迪拜房地产市场的暴跌还受制于外国资本撤离压力,私人飞机需求暴增至少300%,大量高净值投资者迅速离开该地区。Emaar Properties股价从17迪拉姆跌至13.30迪拉姆,下跌22%,Aldar Properties在市场重新开放当天下跌5%。

尽管迪拜长期以加密货币友好政策吸引大量加密企业,多家CEX在当地设立办公室,但战争导致该地区风险上升,使房地产市场的稳定性受到严重冲击。二级市场数据显示,部分房产价格下跌甚至超过10%,平均跌幅约为4.9%。

分析人士指出,迪拜房价下跌也与未来供应激增预期相关。惠誉早前警告称,仅供应问题就可能导致房价下降15%,而2026年下半年新建公寓数量预计激增,但需求正在迅速下降。相比之下,比特币虽波动性高,却因其流动性强和全球避险特性,在战争背景下反而成为投资者关注的资产。

整体来看,伊朗战争不仅重新塑造了区域风险格局,也对全球资产配置产生深远影响。高风险事件推动加密货币市场活跃,而依赖外国资本的迪拜房地产市场则承压显著,凸显战争对传统与数字资产的差异性影响。
