2月27日消息，Cardone Capital宣布启动规模达50亿美元的房地产代币化计划，拟将其在美国的多户住宅及商业地产资产上链，构建可在二级市场流通的数字化份额。公司创始人Grant Cardone表示，此举将为投资者提供更具流动性的抵押品选择，并拓展房地产资产的融资与退出路径。
Grant Cardone透露，过去十年公司已向投资者分配超过5亿美元现金流，积累了稳定的散户基础。今年1月，Cardone Capital还提出将房地产现金流配置至Bitcoin，作为长期资产配置策略的一部分；此前公司已购入1000枚比特币，并计划继续增持。
房地产代币化正成为传统资产数字化的重要方向。除Cardone Capital外，World Liberty Financial也在推进与马尔代夫度假村项目相关贷款收益的代币化；Ctrl Alt与Dubai Land Department近日公布房地产代币化项目第二阶段，并采用Ripple的机构级托管方案存储相关数字产权。
咨询机构Deloitte预测，到2035年全球房地产代币化规模或达4万亿美元，年均增速约27%。在资产可编程化背景下，发行方可围绕可持续评级、区位特征等维度设计差异化产品，提升房地产投资组合的灵活度与透明度。随着美国及中东市场持续布局，房地产上链进程明显提速。
